The purpose is to establish the actual condition and performance of the equipment rather than rely solely on service-call history or contractor recommendations.

An audit can help identify inadequate maintenance, recurring deficiencies, equipment deterioration, performance problems, contractual concerns, and components approaching the end of their useful life.

Performance evaluations

Measure the symptoms instead of accepting them as normal

Slow operation, long wait times, poor leveling, excessive door time, rough rides, nuisance shutdowns, and repeated callbacks can indicate maintenance, adjustment, equipment, or system-performance issues. A performance evaluation documents measurable operating conditions and helps establish where corrective action should begin.

Where building demand or use has changed, traffic analysis may also be appropriate to determine whether the existing elevator system has adequate handling capacity for current or planned occupancy.

Maintenance contract review

Compare the service being delivered with the service required

Maintenance performance should be considered together with the maintenance agreement. We can review contractual scope, exclusions, responsibilities, testing requirements, repair obligations, and other provisions relevant to the condition and performance observed in the field.

Findings can be organized into prioritized recommendations so ownership has a practical basis for addressing immediate deficiencies, improving maintenance performance, planning repairs, or determining whether modernization should be considered.
